Tip number one is to check curb appeal:

First impressions are extremely important in property. The majority of potential purchasers will decide whether or not to arrange a viewing on your property within a few seconds, based on its external appearance. There are a number of ways you can improve your curb appeal. Ensure your property is well maintained by making sure the lawn is cut, shrubbery is tended to and generally ensuring the area is tidy and well-presented.

Tip number two is to de-personalise and de-clutter:

When viewing a property, potential buyers want to imagine themselves living in your property, making it vital that you do all you can to try and help them create that vision. So, how can you do this? Tidy away any ornaments and personal effects. Put items that aren’t in everyday use into the attic or storage. You want to create a blank canvas for the potential purchaser. You should also pay particular attention to the first impression zones such as the hallway, kitchen and living room.

Tip number three is to neutralise:

The majority of potential purchasers will look for quality and neutrality in any property they view, and as mentioned before, a blank canvas can help viewers visualise themselves living in the property. A neutral colour scheme will allow purchasers to visualise how they can put their own stamp on the property. Why not give the walls a fresh coat of paint? This will help not only to freshen them up but can add value to the property.

Tip number for is to provide light and show space:

Space is what buyers want, so, space is what they need to see. Show off as much of the floor space as possible so that potential purchasers can see the true space your property has to offer, avoid hiding the space with rugs or cluttered furniture. Its also important that each room has adequate light so that the potential purchaser can easily see everything that’s on offer. Keep blinds and curtains open, let the natural light in, or if viewings are to take place in the evening, ensure that you can providing adequate lighting with lamps or main lights.
